Always check the appraised value the county is assigning before any homestead cap is applied.

The county can remove the homestead cap in future years, so it’s important to ensure the underlying value is accurate.

If you believe the appraised value is too high, it’s worth filing a protest.

The Basics of Property Tax

Property taxes can feel confusing, but they don’t have to be. This section breaks down how your home’s value is assessed, how tax rates are set, and what to expect from the C.A.D. and Tax Office — so you can stay informed and in control.

County Appraisal District

Each year, the C.A.D. determines your tax-assessed value, which is the county’s estimate of your property’s value for tax purposes — not the same as your home’s market value. These values are usually released in the spring and can be protested if they seem inaccurate or inflated.

County Tax Office

Once local taxing authorities finalize their tax rates (usually late summer), the Tax Office takes your appraised value and calculates your actual property tax bill. These bills are typically sent out in November or December, depending on your county. Payments are usually due by January 31st of the following year to avoid penalties.
